Property tax bills contain important information.  Please read it carefully - both front and back.

NJSA 54:4-64 “The validity of any tax or assessment, or the time at which it shall be payable, shall not be affected by the failure of a taxpayer to receive a tax bill, but every taxpayer is put on notice to ascertain from the proper official of the taxing district the amount which may be due for taxes or assessments against him or his property.”

Office Hours – Monday through Friday 8:30 am to 4:30 pm except approved holidays, posted storm emergencies and other posted hours.

Quarterly Taxes are due February 1, May 1, August 1, and November 1 of each calendar year.

The quarterly bill covers the taxes for the month prior, the month due and the month subsequent.  As an example:  taxes due February 1st are for the tax months of January through March of the calendar year.

Tax Bills are calculated as follows:

1st quarter (due February 1st) and 2nd quarter (due May 1st) are preliminary amounts calculated on the prior year’s tax bill.

3rd quarter (due August 1st) is an estimated amount calculated on an estimated tax rate for the calendar year.

4th quarter (due November 1st) is the final annual amount due calculated on the final tax rate certified by the Bergen County Board of Taxation.

 

Added and Omitted added bills are calculated based on increased assessed values due to improvements as determined by the tax assessor and are in addition to the regular 4th quarter billing amounts and are due November 1st.

There is a 10-day grace period for each quarter.  Payments received after the 10-day grace period will accrue interest back to their original due date.

If you should decide to appeal, you are appealing the assessed valuation not the tax billed amount.  Petition of Appeal forms may be obtained from the Bergen County Board of Taxation 201-336-6300.
